And you won't even violate board rules! I was inspired by chip's thread on his contemplated move to Steamboat Springs, Co.,and was reminded thereby that we have been contemplating a change in locale for some time but can't figure out where to go. Here are the critera. We want a more temperate climate (not the 0 to 110 degrees and tornadoes we have in OK). We want it to be scenic. Being at or near an airline hub wouldn't hurt. We don't want an area with really bad traffic problems (thus nixing Atlanta, and a few other places). And here's the "kicker." Here in Oklahoma (as in Atlanta and other places) one can buy a very nicely appointed home for in the range of $100 per square foot of living area, in a good area, and with a larger home get a 3 or 4 car garage to boot.We want to keep it that way (thus ruling out the entire state of California, among other places). Being within driving distance to a good beach wouldn't hurt (say 300 miles).

So, with these criteria, we can't figure out where to go! I have threatened to get a one way ticket on ATN and live on the beach in Bora Bora, but Carol vetoed that!

Does anybody have any ideas?

Pittsburgh isn't too bad. Yes, you get some snowy winters, but it is scenic. We are far away from tornado alley...about 400 miles from a beach...and you can get into a very nice house for a do-able amount of money.

Travel just 20-30 minutes south of Pittsburgh and the taxes drop considerably and the property sizes increase considerably.

We aren't what you used to envision Pittsburgh as...the smoky steel-mill city. It really is a pretty beautiful city.

MY only problem right now is that Pittburgh was just voted THE worst city in America for singles!!! But that wouldn't be a problem for you! ;)

Richard, I just checked with several "best places to live in the us" articles and North Carolina comes in first in several of the polls.

It satifies many of your qualifications, too. Great airport (Charlotte in one of my favorites for ease)
Near the ocean, (depending where you choose to live)
Fairly temperate climate
Housing looks very reasonable.

That's funny, Greg, I was gonna suggest Sierra Vista! :) Moderate temperatures winter & summer, close to 2 large airports (Tucson and not that far to Phoenix), Coronado National Forest, nice scenery (altho not as pretty as Sedona for sure), reasonable housing prices, large enough to have amenities but not so large as to have bad traffic. Not too far to Rocky Point, San Diego.

Sedona is also a wonderful place. Or Green Valley, Prescott, Prescott Valley.

What about parts of Oregon, Richard, like Ashland, Medford, Eugene, Grants Pass, Salem?

You had better look at Albuquerque New Mexico.
They get a little winter but seldom real cold.
Here in Eastern Montana the place most retires like to go is Arizona. Naturally the Phoenix area is number one Tucson #2 with big increase in Green Valley #3.
The other place a lot of people have been looking at is Las Cruces New Mexico. Much Much cheaper housing than Arizona and just as nice of winter weather.
Now Sedona would be wonderful BUT very expensive.
Prescott AZ would be better choice for cost of living expense. Of course air line service would slip a little

I'll second Jim's votes for Albuquerque and Las Cruces as great choices. Housing is not as cheap as Oklahoma, but not bad. Four seasons but none too severe and there is virtually no humidity. Where we live in Farmington is also nice but we have a little more snow in the winter and are not as centrally located to a larger airport.

Relative housing prices in AZ. About a year & 1/2 ago my sister & I were checking out places to retire. We looked at houses in Green Valley and in Sierra Vista. Same floor plan, same size, Same Builder : Green Valley was $20,000 higher than Sierra Vista. Even here in the Phoenix area, the same house on the west side of the valley will be 10-20 K less than on the east side.

Hey Richard, I know someone thinking of selling his house - 2400 sq. ft., 3 Bed, 2 bath, den, separate living room, separate dining room, family room, 3 car garage $200,000. (actually my ex is thinking of selling "our" house) Unfortunately, traffic and heat would probably not meet your criteria.

My vote is for NC. It's not that expensive and easy to get in and out of. Now, one caveat is that you have to be into racing in one form or another.

I also like the Lexington area in Kentucky. Don't know how expensive that is.

Wow! Now I really think we should consider moving too....sell our home, take the $ and Run!

Our current home value is about $300. sq.ft. We could move and pocket lots of $$ for future cruises! Can only imagine what the No.Cal guys homes are worth...or Masaki's in Hawaii!!

Where to move? Sounds like a good poll for Marc...he's overdue!

Vickie (and Richard), the 2800sqft 4br/2.5ba brick on 1.25 acres (one acre is required for each two horses so all the lots in our neighborhood are 1 plus acres) (yes, I live on Equestrian Ave :rolleyes: )with two car attached garage next to me is listed at $280K. We're at about 6000ft and Miller Peak (at 9,800ft) is less than 2 miles away. If you aren't a horse person, golf course houses in town are about the same price on more standard 1/3 acre lots.

Here in Eastern Montana prices are very reasonable. We still have homes around the $40 to $50 square foot range. New construction is running around $110.00 square foot And a building site under $30,000. BUT! It can get 110 in the summer and -40 below in the winter and you have to drive 145 miles just to get to the airport in Billings and that is very limited and there are no good airline fares out of Billings.
Oh yea. If you enjoy fine dining forget it!!
Have to go to Billings for that!!

You might consider the western slope in Colorado. Places like Delta or Montrose. The climate is more moderate than you would think. Not too much snow in the winter. I just love small Colorado towns

Vicky is right to about Sierra Vista. Bisbee comes to mind to. A old victorion minning town. They are high enough in elevation that it doesn't get that hot. Even snows once in a awhile. The southern mountains in AZ are very beautiful.

I'm not sure that man was meant to live in a place where cars have to be "plugged in" in the winter. Gretchen is from Riverton, WY and has said "never again!" to anything colder than Albuquerque. My brother-in-law in Worland goes to Billings to go to the K-Mart!

We live in the place that you describe almost to a tee. We are 1.5 hours from the beach, 1 hour and 15 minutes from RDU airport, Not too cold in the winters although the summers can get awfully hot. There is a medium size University with a medical center and medical school. Overall, not a bad area and housing is afordable.

I'll tell you how much soon as we are getting ready to build (God, I dread it in some ways). We have been working on plans for over 6 months.

Exactly one of the reasons I no longer live in Montana. :eek: Oh, and changing a flat tire at midnight when it's -40 isn't a whole lot of fun either. I wouldn't mind the summer in the western part of the state but no way will I live there in the winter again.

LIke Miles City, I don't believe Sierra Vista is exactly a place for fine dining but there certainly is a larger variety of restaurants than one would expect in a town of 40,000.

My ex lives in Wheatland WY. That has to be the worst place in the world. Not only does it get very cold there the wind blows all winter at 50mph. Has one of the highest suicide rates in the country.

Well I married her because she was the only available single woman in Douglas County Colorado at the time around 1979. She lives with her parents in Wheatland that have a big cattle operation up there, wasting away because she never really liked cows all that much.

Thanks all, and keep the suggestions comming in. When all is said and done, I'll compile them and go to a site called www.realtor.com and check out housing price and availability (as well as prevailing styles) in each area and make preliminary choices. This is not something we are going to do right a way, but in a couple of years or so. Then, in time, we'll visit the areas on the "short list".

Marcie, you point out the reason I "scratched" California off my list from the start. I lived there 35 years ago, housing prices were wild then, and have become worse since. To give you some frame of reference, our current home is in a wooded, gated addition with a private lake. It's a 5000+ sq.ft. Georgean colonial with a 4 car garage. The first offer of $500,000 takes it! Its price anywhere in California would keep me awake at nights!!

I can vote for NC as I have lived here for 38 years, from Chapel Hill to Greenville and a few places in between. The standard of living is lower, and the pace slower. Some of the suburb areas of the Triangle: Raleigh-Durham-Chapel Hill are very nice. Look in Franklin, Harnett or Johnston Counties. They are all close to Raleigh, but just far enough away to not be in the city. They are about 3 hours or so from the beach and as Anthony said, close to RDU and Interstates 85 & 95.

It's worth a look,

Richard, if you're looking for Georgian colonial, or any brick constuction for that matter, you can probably write off almost anywhere is AZ. Most of our housing is Southwestern, stucco, and red cement roof tiles. Altho some builders around the PHX area are offering Tuscany and Mediterrian styles, the brick is facia and not actual construction. Unless you custom build.

Funny folks should mention Las Cruces. My parents are building a house there, in a development called "The Boulders". They completely fell in love with the area and decided they'd had enough of cold climate living.

Two days later, deposit is made and house is getting prepped to go on the market.

We haven't been there yet - our first trip down will be over Christmas. I'm really looking forward to seeing it.

Sounds like you've gotten some really great suggestions, Richard.

Your solution is to live in Steamboat during the summer & fall months & then go back to AZ for the winter. Chose your permanent residency on the state tax rate - which in Texas is 0%.
This is what I would do if I were rich, except I would chose Vail over Steamboat.

To all:

I want to move in the next few years because the weather here in central Ok is foul (very hot to very cold with tornadoes in between), it is too far from any place of interest for a driving vacation (at least a two day hard drive, after you've seen the Arkansas Ozarks), and we lack a "hub airport" within reasonable driving distance so it's hard to fly out of here too. Fortunately, we happen to live in a very pretty area, which is like an island in the middle of ugly!! We ended up here because that's where we were offered jobs. Now we are retired (Yea!)

We are not tied to brick Georgean colonial style homes, but do like some sort of European Traditional types. That is a negative for Colorado and the other near western states. Just got through driving through Santa Fe, NM, where the homes were all adobe and looked like dirt rising out of dirt. Yet, anything else looked out of place in that area. In Durango, CO., where our youngest daughter lives, I got altitude sickness (8000' to 9000' above sea level). Also found a real problem with housing styles and prices. Not traditional enough, and too high! (Remember, all these things are a matter of personal tastes, and not absolutes.)

So far, the suggestions of the Carolinas are the most appealing, pending further investigation.

Claudia, I'll give you an offer on a big Georgian colonial in So. Cal. that will be fair and reasonable just as soon as Time Warner (AOL) stock hits $155 again. Let's not hold our breaths.

Chip: Been to Wyoming many times to handle the legal end of a big pipeline project in the late 70's. While I was there, I did contemplate suicide many times. Oh, not because of the climate. There was only 22" of snow on the ground. It was because I was arguing a case before the Secretary of State and the Governor, and my opposing attorney was the SON of the Secretary of State and the NEPHEW of the Governor. Does the family tree of that state fork?

In any event, keep the suggestions comming. This is a great board, not only for cruise info, but for info on everything from German cars to "where to go."

Actually, our place in Hawaii is actually cheaper per sq foot than some of the places mentioned (like Marcie's!). So, you know Richard ... somewhere in the state in Hawaii (the Big Island or Kauai, perhaps), you might actually hit your target. :)

I am rather surprised that nobody has mentioned places in Tennessee, or Georgia (other than Atlanta with it's traffic problems). Does anybody know anything about these places?

I do not let the traffic in Atlanta get to me...just think you could be closer to your daughter...great places being built in north Forsyth near the lake...if you do not need to go into town often it really is not an issue

Don't give up on New Mexico because of Sante Fe. The adobe houses there are the "traditional" style and part of the "lure". However, they are not prevalent in Albaquerque. My sister had a brick home there. (and back porch view of the Albaqueque Balloon Race)

There are so few people in Wyoming that I'd be surprised if you DIDN'T have family members on the same case! ;)

OK, I'll put Albuquerque on my "check out" list. Last time I drove through there was 1971. Wasn't too impressed, but that WAS 33 years ago, and much changes.

Yes, much of NM is different than Santa Fe. Last week, we were the guests of the pkd's from this board one evening at their beautiful vacation home in Angel Fire, NM, and it was nothing like Santa Fe. I'd consider moving there, except for a PERMANENT new home we seek, it's just too small a town, and the next town (Taos) is a pretty good "hike" away for groceries and things like that. Also, I think it is no where near an airport, except one for Piper Cubs and the like.

When my daughter's family gets back in town from there FL vacation, I'll talk to her about the traffic business, then will want to email you. It just may be that she has lived there such a short time that she doesn't know the routes to use when the interstates are clogged. Be that the case, Atlanta goes back on my list, and my daughter gets help in her daily life. Our problem with Atlanta traffic has been this: we have our interstates get clogged here in OK too due to accidents and/or construction. But we always know of a major street alternative, some with 50 mph speed limits on them. They work fine during interstate problems. But if there are any such alternatives in Atlanta, we just have not discovered them, and we should.

My daughter lives in Athens. I was there last Christmas and thought it was a nice little collage town. Big enough to have good services but small enough to get around. She reports though that it's hot and humid this time of year. They do get severe weather like OK.
